Self-contained, mixed-use commercial premises to let in Melton Mowbray are likely to suit the type of business occupier looking to channel a more urban vibe in a workplace setting than is usually available in the rural market town or the surrounding area.

That’s the view of the commercial agency of Shouler & Son whose latest letting instruction in the town is a 4,628 sf ft (429,96 sq m) set of office and workshop/warehouse premises, plus additional storage yard, on Regent Street.

On the edge of town, close to the A606/Burton Road and Thorpe Road crossroads, the premises are on the part of Regent Street which merges with Mill Street and offer scope for a variety of business uses.

Once the home of Wilson’s Garage and, most recently, occupied by Pacific Construction the property is a robust, two storey brick built building under a pitched roof.

The office accommodation is across two floors. Both ground floor and first floor have spacious, contemporary open plan layouts with meeting rooms, totalling 1,200 sq ft (111.5 sq m) on each floor level.

Each level has kitchenette and cloakroom facilities. There is a shower room on the first floor and the cloakroom at ground level is disability compliant.

There is a full height entrance lobby with a feature, open tread staircase to the first floor.

The adjoining workshop/warehouse is a brick built building with 17 ft height electric roller door as well as a separate entrance for personnel.

There is a side storage yard measuring 2,000 sq ft (185.85 sq m) and plenty of vehicle parking.

Ed Danby, commercial negotiator, Shouler & Son admits that these Regent Street premises are a one-off when it comes to Melton’s available commercial stock.

He said, “We acknowledge that this is a quirky instruction for our town in the way it might not be for an urban city centre-based agent.

“As such it is likely to attract a modern business user who’s seeking impressive ‘statement’ premises in operating in the in the arts, artisan crafts, well-being or fitness spheres.

“In saying that, the Regent Street premises would, equally, suit a more conventional professional services business who just wants to offer a different kind of workspace for its modern workforce or in which to host its clients.”

Shouler & Son confirms that while the landlord, on whose behalf it is acting as sole agent, would prefer to let the premises out as a whole, there may be scope to split the first and second floor offices for separate leases to the right occupiers and subject to negotiation.

Viewing of the premises to let at Regent Street, Melton Mowbray is strictly by appointment through Shouler & Son as the sole agent.
