East Midlands Property Market Shows Signs of an Autumn Lift

The property market is showing early signs of its traditional autumn pick-up, with new figures from Rightmove revealing a modest rise in asking prices across both the East Midlands and the wider UK market.

According to Rightmove’s September House Price Index, the average asking price of a newly listed property in the East Midlands has risen by 0.4% this month to £289,822. Prices remain 0.6% lower than this time last year, while properties in the region are currently taking an average of 70 days to find a buyer.

Nationally, asking prices increased by 0.7% in September – the first monthly rise since May and slightly ahead of the typical September increase of 0.5%.

Buyers have plenty of choice

While the autumn increase provides some encouragement for sellers, the market remains highly competitive.

The number of properties currently available for sale across Great Britain is at its highest level for this time of year in 12 years, while buyer enquiries are 9% lower than they were a year ago.

For sellers, this makes presenting and pricing a property correctly from the outset increasingly important. Rightmove reports that 74% of properties sold so far during 2026 were priced correctly when they first came to market and did not subsequently need an asking-price reduction.

Pricing remains key in the East Midlands

Richard Cleaver, Head of Residential Sales at Shoulers, says the figures reflect the importance of understanding conditions at a local level.

“September traditionally brings renewed activity to the housing market as people return from their summer holidays and begin thinking again about their moving plans.

“We are seeing buyers continue to look for the right property, but they also have considerably more choice than they have had in recent years. For sellers, that means getting the asking price right from the beginning is particularly important.

“Properties that are sensibly priced, well presented and marketed effectively can still attract strong interest, but buyers are increasingly well informed and will quickly compare a property against other homes available locally.”

What does this mean if you're thinking of selling?

The figures suggest that there remains an active market for sellers, but realistic expectations are important.

Rather than relying solely on national house-price headlines, sellers should consider recent activity in their own town, village and property type when deciding on an asking price.

Across Melton Mowbray, the Vale of Belvoir and surrounding East Midlands villages, values can vary considerably depending on location, condition, property style and current buyer demand.

Richard adds:

“An online estimate or regional average can be a useful starting point, but it cannot replace local market knowledge. We look at comparable properties, recent sales, current competition and the level of buyer demand before recommending a marketing price.

“With more properties competing for attention, launching at the right price gives a seller the strongest opportunity to generate interest during those important first few weeks on the market.”
