Shouler & Son offers a range of professional services for tenants of rented property in the East Midlands.
Our friendly expert team is with you every step of the way, from the start of your property search to the day you end your tenancy and we return your deposit. We will guide and advise you through each stage of the lettings process, and be at the service of tenants in our managed properties.

Yes. As managing agents of your property we will, in liaison with you, schedule a visit to the property to check that you are happy and that the property is being kept in good order. This can be every 6 or 12 months depending on the length of the tenancy.
Separately, we will also arrange to check and service utilities and appliances. This is to ensure the property’s compliance with strict regulations governing rental properties and tenant safety and rights.

If there is an emergency and we are not immediately available, we require tenants to be responsible and take informed action appropriate to the circumstances.
Total loss of essential services, such as water or electricity, but only if you cannot rely on a neighbour or nearby friend or family member.
Major structural damage requiring temporary boarding or sheeting to make safe.
Loss of heating does not constitute an emergency as responsible householders are expected to source alternative heating arrangements (such as electric heaters or oil radiators) until the issue can be resolved.
If you can contain any other problem and remove any immediate danger, you will be expected to wait until the next working day for us to arrange someone to come to your home.
If you smell gas or suspect a gas leak, ring 0800 111 999 immediately.
Before making any changes to the look, fabric or functioning of the property, you must get written permission from your landlord via your letting agent.
If work needs to be carried out on the property, you will be given notice to allow workmen/tradespeople entry. In the final month of your tenancy you are contractually obliged to allow access to the property for viewings.
Your deposit is held within an approved external regulated Tenancy Deposit Scheme, where it is protected throughout your tenancy. It will be returned to you after final checks and inventory are completed at the end of your tenancy, subject to the fulfilment of the terms and conditions of your tenancy agreement.

Standards & compliance
We are members of a number of professional, accredited and regulated organisations including UK Association of Letting Agents (UKALA), who run the Client Money Protection Scheme (for deposits), and the Property Redress Scheme, to which we subscribe.
Tenants Fees
There are no upfront Applicant and Referencing Fees, but prospective tenants may be asked to pay a holding deposit equivalent to one week’s rent (12/52nds of the proposed monthly rent). This will be held, then returned or forfeited in accordance with Schedule 2 of the Tenant Fees Act 2019. During the tenancy, the tenant(s) are responsible for the rent, all utilities, telephone and internet connections and their relevant subscriptions, television licence and Council Tax.
Under the new legislation, permitted payments will also include, but are not limited to:

Damage as outlined in the Tenancy Agreement

Reasonable costs incurred due to loss of keys and security devices

Reasonable costs incurred by breach of tenancy by the tenant(s)

Reasonable costs incurred by the landlord due to early termination of the tenancy as determined by the Tenant Fees Act 2019
Our lettings team will advise tenants on what is required to perform statutory financial and residency status checks as part of the required documentation for renting a property.
