The commercial agency of Shouler & Son has confirmed the letting of the sixth business unit to be converted from former farm buildings at Welby Grange, near Melton Mowbray, with more units to let in the planning pipeline.

The brand new, high quality units, ranging in size from 400 sq ft to 2,270 sq ft, have been let to a range of light industrial occupiers operating in cross section of business sectors from precision metal pre-fabrication to wooden lodge builders and event furniture hire.

Shoulers reports that there was strong interest in the units from the start - five were only launched to let in May this year.

The pace of the completion of the clutch of six lettings, in total, was not surprising in the context of competitive demand for industrial units in rural, but accessible, settings.

Known in the commercial property sector as the ‘former farm shed phenomenon’, it is something on which Shoulers has remarked frequently and consistently since launching its Cash in your Cowshed campaign to its agricultural clients in 2018.

Edward Danby, Commercial Consultant, Shouler & Son, leads the marketing of former farm new business units at Welby Grange.

Commenting on the completion of the latest letting this autumn, he said, “The business units at Welby Grange are a typical example of the former farm shed phenomenon.

“They combine the type of high quality accommodation and proximity to good regional road networks that light industrial occupiers continue to seek.

“We are acting as agent on a further 60,000 sq ft of similar units in the planning pipeline locally and look forward to launching these in spring next year (2023).”
