Situation
The land is located to the north of the village of Willoughby-on-the-Wolds in Nottinghamshire.
The 21.61 acre (8.74 hectare) arable field has gated vehicular access directly off Widmerpool Lane. The 16.30 acre (6.60 hectare) arable field and 9.71 acre (3.93 hectare) pasture field each have gated vehicular access off Mill Lane.

The Farmland
The land extends to approximately 47.62 acres (19.27 hectares) in total. The soil is classified as Grade 3 by DEFRA
and is of the Ragdale series, being described as slowly permeable seasonally wet slightly acid but base-rich loamy and clayey soils suitable for arable and grassland.
The arable land is currently sown with grass that has previously been used for haylage.

Option Agreement
The two arable fields (shown shaded pink on the plan) are subject to an Option Agreement to Exagen Old Wood Ltd for solar development. The initial option period is for 3 years from the 24th June 2022 with a longstop date of 6 years from the 24th June 2022.
Exagen Old Wood Ltd have the option to take a lease for solar development during the option period for a minimum term of 35 years. A copy of the Option Agreement is available from the vendor's agent upon request. Any buyer must enter into a deed of covenant with Exagen Old Wood Ltd to comply with the landlord's obligations set out within the Option Agreement.

The land is sold subject to any existing easements, covenants and wayleaves.
Within the 16.30 acre (6.60 hectare) arable field there is a telegraph pole with overhead electricity lines running from east to west.

Basic Payment
Entitlements to the Basic Payment will end after the 2023 scheme year and are not included in the sale. There are no delinked payments available to the buyer.

The land has not been entered into any environmental land management schemes.

The land is in a Nitrate Vulnerable Zone (NVZ)
