Charges and information for prospective tenants and landlords for assured residential tenancies
Upfront Applicant and Referencing Fees - Nil. But prospective tenants may be asked to pay a holding deposit equivalent to one week’s rent (12/52nds of the proposed monthly rent) which will be held, returned or forfeited in accordance with Schedule 2 of the Tenant Fees Act 2019.
Initial monthly rent
During the tenancy the tenant(s) are responsible for the rent, all utilities, telephone and internet connections and their relevant subscriptions, television licence and Council Tax.
Under the new legislation, permitted payments will also include, but are not limited to, damage as outlined in the Tenancy Agreement, reasonable costs incurred due to loss of keys and security devices, reasonable costs incurred by breach of tenancy by the tenant(s), reasonable costs incurred by the landlord due to early termination of the tenancy as determined by the Tenant Fees Act 2019.

Where we are instructed to manage the tenancy following letting, our letting and agreement fees is the equivalent of four weeks’ rent, to include advertising on the relevant portals, (minimum £395). On properties over £1,000 monthly rent it is reduced to 2 weeks rent plus £500. Where we are just instructed to find a tenant, prepare and sign an inventory and tenancy agreement, and attend to regulatory requirements, an extra fee of two weeks rent, plus £80 if a deposit is taken, will apply. VAT is payable on top of all fees.
Our commission for management varies accordingly to your property and your requirements.

All rent and deposits are protected by being kept in nominated Client Accounts at HSBC. We are members of UKALA and their Client Money Protection Scheme. More importantly, we are a partnership with unlimited liability and a reputation to protect, gained over 170 years.
