Shouler & Son is the sole agent under instruction to let double fronted trading premises on Melton’s Market Square.

The 409 sq ft (38 sq m) unit is at 5 Market Square, in the heart of the town’s pedestrianised retail district.

Formerly home to the popular Gracie’s sandwich bar & takeaway, the now vacant premises are being offered to let by Shoulers who advise that some of the trade fixtures and fittings may be retained by potential occupiers as part of the wider letting and subject to negotiation.

The total sales/retail area within 5 Market Square are 369 sq f t(34.3 sq m) with ancillary storage of, approximately, 40 sq ft (3.73 sq m), plus a cellar area that has been used for storage.

The on-street, predominantly glazed double frontage spans 15.4 sq ft (4.7 m).

While trading as Gracie’s, the premises was used for food consumption and retail, Shoulers’ commercial agents suggest that 5 Market Square could suit a range of A1/A2 class business uses, subject to permissions.

Edward Danby of Shoulers said, “This is a high profile trading location and the premises are in smart and neat condition.

“Gracie’s was a popular and well-regarded business at the heart of Melton Market Square’s bustle.

“The premises offer scope for a new or established operator to create a new commercial buzz around Number 5.”
