Shouler & Son’s latest farm sales instruction has already attracted interest from potential buyers from farming and non-farming backgrounds, confirms the firm’s rural commercial agency.

Waves Farm and Wyves Farm are in an arable and livestock farm setting, with two residential dwellings, farm buildings and approximately 168 acres (68 hectares) of arable and pasture land, circa two miles west of the cathedral city of Lincoln.

The farm has been in family ownership for two successive generations and it is the first time it has come to market since the early 1950s.

Now Waves & Wyves Farms are being offered for freehold sale as a whole or three separate lots through Shouler & Son, as the sole agent, with vacant possession on completion of sale.

Wyves Farm forms Lot 1 and consists of a detached two bedroom bungalow with garage, two farm buildings and, approximately, 64 acres (26 hectares) of arable and pasture land and an access road.

Lot 2 is Waves Farm and is a three bedroom, two storey farmhouse, agricultural buildings with, approximately, 56 acres (23 hectares) of arable and pasture land.

The remaining 48 acres (19 hectares) of arable and pasture land, including telecoms mast, makes for Lot 3.

Shouler & Son’s sales professionals advise that the farmhouse - in Lot 2, Waves Farm - requires modernisation and also that land and buildings within this setting offer scope for a number of potential uses, subject to the relevant consents.

Waves Farm & Wyves Farm are accessed from the A57, Saxilby Road.

The wider setting in which the Waves & Wyves Farm instruction sits sees it beside a waterside residential development at one end and a private golf club at the other.

The Pyewipe Inn, a public house and restaurant, is also located on Saxilby Road.

Viewing of, and access to, the Waves Farm & Wyves Farm properties and land for sale is strictly through Shouler & Son as the sole agent.
