Grade II Listed commercial premises available to let in Melton Mowbray’s Market Place will give the new occupier the right to claim a slice of Leicestershire folklore and a direct linguistical link to the English-speaking world.

That’s according to Shouler & Son who is acting as the sole agent under the landlord’s instruction in the letting of 1,930 sq ft, two storey retail premises at 18 Market Place in Melton’s town centre.

Setting aside the obvious location in the town’s historic heart - where a number of high profile occupiers and traders are situated - 18 Market Place, as a building, occupiers a prominent position in local folklore.

While the adjacent building is now The Grapes public house, 18 Market Place was, itself, trading as the Swan Inn in the early 19th Century when a notorious incident occurred.

On being refused entrance to the town at its tollgate, a local aristocratic gentleman and his companions, legend has it, went on the rampage. In their ‘refreshed’ state they daubed bright red paint on a number of buildings in the town, including 18 Market Place and its external swan sculpture motif.

Subsequently, the group’s antics gave rise to the phrase ‘painting the town red’ which, to this day, is an idiom of the English language used to describe nocturnal revelry of many kinds.

Setting aside the property’s history, Shoulers’ commercial agency is keen to point out the modern retail features of the premises at 18 Market Place.

These include wide frontage on to Market Place, a ground floor sales area of 1,281 sq ft and, at the rear, a gated yard with access from Church Street.

“Additionally, potential occupiers who may not be familiar with the building might like to note that the swan sculpture is retained on the frontage of 18 Market Place - and, thankfully, has long been restored to its original, more appropriate, colour.”
