Shouler & Son’s commercial agents are encouraged by the latest footfall statistics for Melton Mowbray town centre as the firm begins its autumn launch of local retail business property instructions to let.

Focusing on units to let at Bowley Court, in the market town’s central retail district, Shoulers’ commercial professionals reference a recent report by Melton BID, the local business organisation, which sees footfall in the area increase by 6 per cent in August (2022), up on July’s footfall figures.

Bowley Court is a purpose built retail precinct between Sherrard Street and Windsor Street where Shoulers has been appointed as the sole agent under instruction this autumn on three units to let, ranging in size from 280 sq ft to 550 sq ft of retail space.

Unit 8 is 280 sq ft and was most recently occupied by a retailer specialising in children’s clothes.

While 4 & 5 Bowley Court are available to let as individual retail units of 404 sq ft and 500 sq ft, respectively, Shoulers advises that there is scope to combine these two units - giving a more substantial nearly 1,000 sq ft retail opportunity.

Commercial property agents at Shoulers sense a re-positioning of Melton town centre’s retail profile in the past few years.

This has seen new, independent traders set up shop in local centres - a phenomenon other market towns and smaller urban commercial centres have witnessed too, particularly post-pandemic lockdowns, according to Shoulers.

Referencing Bowley Court, Shoulers points to the dominance of independent traders. Nearby occupiers to the available units to let include a delicatessen, a specialist jeweller, a tattoo parlour and a number of salons offering beauty services and treatments.

Edward Danby, Commercial Consultant, Shouler & Son, believes the latest footfall figures - plus Melton Bid reporting that footfall for the year to the end of August (2022) has increased by 30 per cent to the equivalent period of 2021 - help to present the three available units at Bowley Court as an attractive proposition to the right occupier.

He said, “The retail sector does have its challenges and the uncertainties of the economic situation over the summer have not helped.

“However, we are encouraged by our agency experience in Melton so far this year, and we feel that the autumn brings a more settled retail environment to attract new occupiers to the town in general, and Bowley Court, in particular.”
