What’s happening in the local property market?

As we move into spring, traditionally one of the busiest periods in the property calendar, the market across Melton Mowbray, Rutland and the surrounding villages remains active, with steady demand from both buyers and tenants.

While national headlines often suggest uncertainty, the reality on the ground locally is far more balanced, with well-priced homes continuing to attract strong interest.

Buyer Demand Remains Strong

Despite higher interest rates than in previous years, buyer confidence has remained relatively resilient. Many buyers have now adjusted to the “new normal” of mortgage rates and are proceeding with purchases where properties are realistically priced.

We continue to see strong demand for:

  • Village homes in sought-after locations such as the Vale of Belvoir and Rutland

  • Family houses offering space for home working

  • Properties with potential to modernise, which appeal to buyers looking to add value

Well-presented homes that are priced correctly are still selling quickly, with multiple viewings often taking place within the first few weeks of marketing.

Supply of Property Still Limited

One of the main factors supporting property prices locally is the continued shortage of available homes.

Although new instructions are starting to increase as we enter the spring selling season, the number of properties on the market remains lower than long-term averages.

This imbalance between supply and demand means that good properties continue to achieve strong prices, particularly in desirable villages and rural locations.

Rental Market Continues to Tighten

The lettings market remains extremely competitive, with demand from tenants still outstripping supply.

This continues to support strong rental values across the region. However, landlords are also navigating increasing regulation within the private rented sector, including upcoming changes under the Renters’ Rights Act.

For landlords, staying compliant and ensuring properties meet evolving standards will become increasingly important over the coming years.

Rural Property Still Highly Sought After

Lifestyle changes since the pandemic continue to influence buyer behaviour, with many purchasers prioritising space, countryside views and village communities.

This has kept demand particularly strong for:

  • Smallholdings and rural homes

  • Properties with land

  • Character cottages and period properties

The East Midlands continues to represent excellent value compared with many other parts of the UK, which is attracting buyers relocating from further afield.

Looking Ahead

As we move further into spring and early summer, we expect market activity to continue building.

For sellers, the coming months traditionally provide one of the best windows to launch a property onto the market, with longer daylight hours and gardens beginning to look their best.

For buyers, increased stock levels should provide more choice compared with the winter months.
