Standards & compliance

We are members of a number of professional, accredited and regulated organisations including UK Association of Letting Agents (UKALA) who run the Client Money Protection Scheme (for deposits) and Property Redress Scheme to which we subscribe.

Tenants Fees

There are no upfront Applicant and Referencing Fees, but prospective tenants may be asked to pay a holding deposit equivalent to one week’s rent (12/52nds of the proposed monthly rent) which will be held, returned or forfeited in accordance with Schedule 2 of the Tenant Fees Act 2019. During the tenancy the tenant(s) are responsible for the rent, all utilities, telephone and internet connections and their relevant subscriptions, television licence and Council Tax.

Under the new legislation, permitted payments will also include, but are not limited to, damage as outlined in the Tenancy Agreement, reasonable costs incurred due to loss of keys and security devices, reasonable costs incurred by breach of tenancy by the tenant(s), reasonable costs incurred by the landlord due to early termination of the tenancy as determined by the Tenant Fees Act 2019.

Our lettings team will advise tenants what is required to perform statutory financial & residency status checks as part of the required documentation for renting a property.
