The market launch of a ‘neat’ ring-fenced farm, with an additional, supplementary land option, in rural Leicestershire signals the start of the autumn sales season for Shouler & Son’s rural agency.

The Melton-based property firm has been appointed as the sole agent under instruction in the sale of Hall Farm, Goadby Marwood at a guide price of £2 million.

Described by the agent as a ‘readymade’ farm property opportunity, Hall Farm is set in circa 64 acres (26 hectares) of pasture and woodland.

Arranged around a central courtyard layout, there is an ironstone farmhouse with a pantile roof and established gardens, a range of traditional and modern working farm buildings, traditional stables and an American stable style barn set-up - with stabling for 11 horses and separate foaling pen - and manège.

With specialist equestrian and rare breed stock interests at the heart of the current farm operation, Shoulers advises that much of the 61.60 acres (24.93 hectares) of the pasture land is fenced with either post and rail or full stockproof fencing.

The remaining land acreage is 2.3 acres (0.93 hectares) of woodland.

In marketing Hall Farm, Shoulers’ rural agency is emphasising the high quality of the whole farm offer - the buildings, the land, the layout and set-up, plus the picturesque setting.

Tim Harris, professional associate, said, “Without compromising the straight commercial opportunity Hall Farm offers - particularly for prospective purchasers with specialist or niche farm interests and pursuits - it is, by far, the prettiest farm agency instruction we’ve seen for a long time.

“The aesthetic and business offer of Hall Farm present a very neat prospect to potential new owners, as well as setting the tone in signalling what we anticipate will be a busy autumn season on the rural property scene.”

Viewing of Hall Farm, Goadby Marwood, Melton Mowbray is strictly by appointment only through Shouler & Son as the sole agent.
