This is a very unique opportunity to acquire a desirable development site including and set around a Grade II Listed former Hunting Lodge which was frequented by Winston Churchill and the Vanderbilts amongst others. The site, which measures just over 4 acres, allows for the renovation and conversion of the Lodge into 10 stylish dwellings and 24 new builds within the grounds, including detached, semi-detached and a courtyard/mews development. Melton Mowbray is a growing and thriving market town in North Leicestershire famous for its Hunting tradition, as well as its unique Pork Pies and Stilton Cheese. The town centre has a bustling mix of shopping from independent local shops to High Street brands. There are supermarkets including Tesco, Morrison’s, Sainsbury’s, Aldi & Lidl, a good range of schooling including a 6th Form College and College of Further Education. The town has a busy market on Tuesdays and Saturdays along with the Cattle Market on a Tuesday bringing visitors from far and wide. Leisure facilities include a swimming baths, cinema, theatre, various gyms and a tennis club as well as an indoor bowling centre. There is a good mix of pubs, bars and restaurants to suit all tastes. Melton Mowbray is well placed for those commuting to Leicester, Nottingham, Loughborough and Grantham and is soon to have a long awaited bypass, which should be starting in 2020.
PLANNING PERMISSION was granted for the conversion and redevelopment of Sysonby Lodge and outbuildings for residential use to comprise 10 dwellings. REF: 16/00929/FUL and Listed Buildings Consent 16/00930/LBC. Permission for 24 new builds within the grounds has been granted, subject to finalisation of the Section 106 Agreement, Ref 16/00926/OUT. Copies of the permissions and associated plans can be obtained from ourselves or by visiting Melton Borough Councils Planning Portal. The plan on the front of these particulars shows the overall development edged in red and blue, the blue area being the new builds and red being the Lodge. (Please note these plans are for identification purposes only and may not be to scale). For further information regarding the planning etc please contact Melton Borough Council 01664 502502.
SECTION 106 AGREEMENT
A SECTION 106 AGREEMENT is in the process of being finalised, we have been informed, however, that there will be no requirement to provide and affordable or social housing on the site and there are no contributions required. There will also be a phasing scheme relating to how many new builds can be sold before certain works to the Lodge are completed. All of the above is subject to us being able to fully verify the information contained within the Section 106 Agreement.
We would advise all prospective purchasers to make full enquiries of the service providers as to their location and availability.
Strictly by appointment with Shoulers.
The site is approached via a private roadway with electronic security gates which sweeps through trees and over the brook. The site is situated to the left side of the roadway and is surrounded by mature trees of many varieties. There is an existing development of converted stables and cottages to the right had side of the lodge which were developed approx. 10 years ago. The Lodge will retain an open aspect to the front over the grounds and paddock land looking towards Nottingham Road.
The driveway, gates and other common areas will require the implementation of a management company to handle ongoing maintenance once developed.
