Our starting point as property professionals is making and appreciating the distinction between a market appraisal and a valuation. We know that valuations are not about price but worth and see regular valuations as providing a vital tool in any property or land owner’s armoury.
Our in-house team of valuers are accredited experts in their field and can offer valuations (including RICS Red Book standard valuations) to fulfil a myriad of financial requirements: IHT (Inheritance Tax) or CGT (Capital Gains), business succession planning, pension fund management, acquisition or disposal transactional due diligence, regular financial statement or accounting and, of course, loan security.
For landlords, an up-to-date valuation is beneficial for rent reviews or lease renewal negotiations with tenants. It can also assist with any business rates assessment verification or appeal.
There is no mandatory requirement for a business owners with land or property portfolios to be in possession of current valuations unless there is a specific reason, but we see regular valuation reports as part of a more general business health check.
