The rural agency of Shouler & Son is reporting ‘significant and serious’ interest in eight acres of paddock land for sale in Rutland on which it is acting as the sole agent under instruction of the current owner.

With a guide price of £150,000, the plot - with building - is situated on Ashwell Road in the village of Langham, near Oakham.

Suitable for pasture use as a horse paddock or for other livestock use, the plot fronts Langham Brook with vehicle access from the public highway.

The plot’s grazing licence expires this autumn (October) and there are no known restricted covenants.

The agent suggests there might be scope for other potential uses subject to conditions of sale and future permissions from relevant authorities.
