Charges and information for prospective tenants and landlords for assured residential tenancies

Tenants’ fees

On application for a tenancy, per person:

  • either Full Referencing & Residency check: £60
  • or Credit & Residency checks, at our discretion: £40

On acceptance, per dwelling, the tenant’s contribution to cost of the agreement and inventory

  •  Rent up to £750 a month: £195 
  •  Rent over £750 a month: £295

During your tenancy of a dwelling in our management, should you wish to vary the agreement you will need to discuss this with us and, if the landlord agrees to your request, a charge will apply which varies according to the complexity, but will not exceed the charges for a new tenancy. All fees include VAT. 

Landlords’ Fees

We will be pleased to discuss our various services and the fees chargeable.  

Where we are instructed to manage the tenancy following letting, our letting and agreement fee is the equivalent of half a month’s rent, to include advertising on the relevant portals and VAT. Where we are just instructed to find a tenant, prepare and sign a tenancy agreement, and attend to regulatory requirements, it is one month’s rent, plus £60 if a deposit is taken.

Our commission for management varies accordingly to your property and your requirements.

Money and Redress

All rent and deposits are protected by being kept in nominated Client Accounts at HSBC.  We are members of Ombudsman Services: Property.  More importantly, we are a partnership with unlimited liability and a reputation to protect, gained over 170 years.
